Welcome home to our new, spacious, and pet-friendly duplex located in Simpsonville, a 20-minute drive from Greenville. This is one side of the duplex, offering a comfortable and quiet stay in a residential neighborhood.

With three bedrooms, two bathrooms, and a well-equipped kitchen, we provide all the amenities you need for a memorable and relaxing stay. After a day of exploring, return to the tranquility of Simpsonville at our peaceful and conveniently-located property!

PARKING
This unit includes a dedicated driveway with two parking spots. Additional free parking is available on the street.

LIVING AREA
As you enter the unit, you'll be greeted by a cozy living room area, tastefully decorated with comfortable seating and a large flat-screen Smart TV (no cable provided). The space is perfect for relaxing and unwinding after a long day of exploring nearby attractions. The living room transitions into an open dining area with a table that comfortably seats six guests.

KITCHEN
The kitchen is fully stocked with all the essential appliances and utensils you need to prepare delicious meals during your stay. It features a refrigerator, stove, oven, microwave, dishwasher, and a coffee maker with coffee supplies. You'll also find pots, pans, dishes, cutlery, and cooking essentials. Whether you're cooking a quick breakfast or preparing a family dinner, this kitchen has everything you need.

SLEEPING ARRANGEMENTS
-- The main bedroom is furnished with a luxurious king-sized bed and Smart TV. It also features an ensuite bathroom with a shower, sink, and toilet and is clean and modern. Ample towels, bathroom essentials, and toiletries are provided. There is a large walk-in closet with hangers.
-- The second bedroom offers a comfortable queen-sized bed. The second full bathroom is in the hallway and has ample towels, bathroom essentials, and toiletries.
-- The third bedroom includes a cozy full-sized bed and also doubles as a designated workspace, making it ideal for business travelers or those needing a quiet area to work.

LAUNDRY
There is a large washer and dryer for laundry, along with an iron and ironing board.

OTHER AMENITIES
-- High-speed WiFi is available throughout the property, ensuring guests can stay connected and work remotely if needed.
-- This unit is pet-friendly for those with furry friends.
-- Guests have a private outdoor patio, separated from the adjacent unit by a privacy fence. The larger backyard space including the fire pit area is shared with the other side of the duplex, perfect for relaxing or spending time with your pets. Additionally, our duplex is situated in a residential neighborhood, providing a safe and welcoming environment for all guests.

A few things to note:

- If you have a larger group, the full duplex may be available to rent (check out the "Entire Duplex" listing on my profile). Each side is extremely well-insulated; however please note that there is potential for noise from other guests on the other side.

- Our neighborhood is transitional with a mix of old and new homes, and while our guests have never had safety issues while staying with us, the area hosts an eclectic mix of people: both locals and tourists. Our duplex is one of several newly built homes on the street. Many popular restaurants and attractions are minutes away. If you have any specific questions or concerns, please feel free to read previous reviews from other guests, and/or reach out prior to booking.

- Smoking is NOT allowed inside or around the property.

- There is a two-lane road behind the house. The unit is very well-insulated, but during the day you may hear some light traffic noise. Many of our guests have said they've never heard it, and some others say they were bothered by it. For our light sleepers, we've provided a white noise machine in the King bedroom for your comfort. The vast majority of our guests do not complain.

- If you are bringing infants/babies, please note that the home is NOT baby-proofed.

- This is a residential neighborhood so large events and loud parties are NOT allowed.

- Maximum of 6 guests per reservation.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 5 days prior to the arrival date of the reservation. For cancellations made within 5 days prior to the arrival date, no refund will be issued.
